Our principles
- Transparent: every calculator shows its assumptions and the official rates it uses, with the date those rates took effect.
- UK-wide: we cover England, Scotland, Wales and Northern Ireland and say clearly where the rules differ.
- Private by default: calculations run in your browser. We don't ask for your name, email or phone number to use the tools.
- Not advice: we provide information and illustrations, not personal recommendations. We don't recommend lenders or products.
How we keep rates up to date
Tax bands, thresholds and surcharges are stored as dated records rather than written into the code. When a Budget changes them, we add a new period with its effective date. This means you can check the rates for any completion date, and you always know which rates were used.
Data sources
Our rates come from GOV.UK (HMRC), Revenue Scotland and the Welsh Revenue Authority. The default interest figures are based on the Bank of England base rate. We plan to add HM Land Registry Price Paid Data, the EPC register and other open data for area guides.
